I know how it is. You get in your car and type in the directions to the homes you have picked out and begin your day with the best intentions to see the most Open Homes within your budget. Your intentions were good. So what happened? Why did you end the day with the feeling that you may have missed something.
This day and age many buyers believe they can find what they want with no help at all. With the likes of Trulia and Zillow why reach out to a Realtor for help? Especially in the beginning in the "just looking" stage. To answer that bluntly you need a Realtor to help. We are focused on finding new and interesting properties that you may have overlooked maybe because you don't know the neighborhood that well, bad photos or the future development plans in store for the area. Its a good idea to have a fresh set of eyes looking out for you when searching for your next dream house.
This way while your out you can really look at each property and envision yourself there with the comfort of knowing that your agent is out looking at other opportunities for you. Think of your agent as a close friend and remember they work for you so ask questions and ask for help.
With my clients I always send them out with a solid plan on what they absolutely need to see. This usually includes neighborhood information and details to the property that are only listed on the MLS. My search is catered to the fine details to your future home and include details of not only what it is now but what it can be with a few changes.
So this weekend let your agent know you need a more defined strategy. San Francisco housing is tough. Most homes are in escrow within the first few weeks. You need to be prepared to see only whats important and be ready when you find it.
Also you will need snacks and water. Remember its Sunday, smile and most importantly have fun!
