SOLD! The latest on what sold in San Francisco this weekend.

I'm often asked, Wait, I'm always asked how the market is doing.  Which is a good thing to ask. Its important for someone that is interested in real estate to ask this. As a Realtor I have my nose to the grindstone and live and breath this stuff. So naturally I thought this Monday would be a good time to showcase some homes that have sold over the weekend. Here is a look into some of the latest Sales in San Francisco.

Rainy Day Drive

As the weekends approaches and the winter rain starts to rattle on our windows, we start to find ourselves fulfilling that rainy day list. This weekend I challenge those interested in buying or listing their homes here locally to take a drive, throw on some jazz and explore the cities current inventory of homes. While many may believe things have slowed slightly, tour the inventory out there and you will find that there is still a bustling market.

For those buyers out there, even though there is a bit of competition, your chances of finding that dream home in Noe Valley have just increased. Many of the Bay Areas prospective buyers are visiting home for the holidays or taking that much needed vacation. With more parking opening up and the streets less crowded now is a good time for you to enjoy a rainy day drive in San Francisco. You never know. Your dream home may turn out to be one of those rainy day tasks you can check off your list.

A few notable properties will be open this weekend as of today are brand new to the market.

1207 Guerrero St in Noe Valley:

Sellers, now is your time to list.

What an amazing morning. I was questions by a buyer today why there were so little properties on the market. Currently we have only 27 active listings in San Francisco under a million. That's about how many buyer's I have actively searching for a home today. My first answer was simple. "well its the holidays" I said mildly.

Then I thought about how right my client was to ask this question. If there are so many buyers out there what are sellers waiting for? Now I realize there are some that are obviously not interested in moving, those are not the sellers I'm talking about. The ones I'm talking about are those that are actively waiting to list their property.

Today there are more buyers than ever and in this current landscape there has never been a better time to list your property. Buyers don't take vacations and if they do they re actively still searching. trust me I know this personally because I get calls like this all the time.

As I head out to a listing appointment today I cant help but think about these current trends. Inventory is low and demand is high making for a great time of the year to list your home and get 2015 started!

Call me today and schedule a consultation. its a great way to start your new year and discover your homes true value.

Roll up your sleeves. This ones going to need some work. Lake Street home draws a crowd.

Today had an interesting start. I have a few clients I am currently searching for and of course at this time of the year there is only so much we could look at before looking into some unique opportunities.

First, let me say that this is by no means a time for you to sit back and wait when it comes to SF Real Estate. This time of year is a perfect time for you to find the right home or list your home and create some very serious interest. Many people are waiting to list or buy saying"ah the market has slowed down a bit and I can afford to wait". That's just the mentality that I want to get my clients out of. There are buyers lined up and down the street searching for the right home to come to market. One things for sure, San Francisco is far from a stagnant market and come January and into the spring your will have another flood of record sales and multiple offers. At least that's my take on it.

Which brings me to today's listing. I love the Inner Richmond for many reasons. Great food, Proximity to the coast and downtown and of course the architecture. In Sub district D of District 1 you will find some of Fan Francisco's hidden gems and historically significant homes.

This home was built in 1916 and although it has a lot of deferred maintenance its makes up for it with its grandeur and elegance that only a home built in San Francisco could offer. There is a lot and I mean a lot of work that will need to go into this home but lets not forget this has two separate 3/2 bedroom flats and a studio boasting 4,000 sq ft of residential space delivered vacant. Now that's something to talk about in our city. I wanted to showcase this fixer property because it has such an amazing location and appeal. Additionally, I would like to point out the 30 or so person line to get in and around to every room. I'm confident that this home will get the right owners that will only exploit this homes natural features, location and turn this one time gem back into its original splendor.

Offered at $1,395,000

Had a little spotlight in todays SF Chronicle.

Sound Off: How can contingencies either help or harm a sale?

A: I was once asked to list a client’s townhome for sale, and we laid out a timeline and marketing plan. After our first open house, my clients found their dream home — a beautiful four-bedroom with an amazing yard and garden. After we toured the home together, we put in an offer. We included that the offer was contingent on the sale of the townhome.
This is a tricky situation for an agent. Why would the seller accept our offer when we still had to find a buyer? The key is communication. Although many agents may advise their seller to consider another offer, this agent worked with us.
While the contingency hurt our chances initially, in the long run it helped. In our notes we stated the sale of the townhome would be within 30 days. We gave the seller a Comparative Market Analysis of the townhome and included a bio of my client’s family, discussing their commitment to the community and their desire to continue to grow their family in this home.
In the end, the seller shared with us that because we had the townhouse well marketed and priced correctly, it proved that once we were in contract, we would be more than qualified.
While contingencies can in some cases slow the closing process, if your agent communicates with the seller that you have a valuable property you’re leveraging, it can help in showing your commitment to purchasing their home.

Just in Time for the Holidays: Bernal Heights Home

Well its kind of hard to find privacy in Bernal actually but it does exist. I came across this gem this morning while looking for a client this morning. From the front of the home there it doesn't look like much but this home with its fabulous location and its newly remodeled interior makes up for it. The price to me seems a bit high but in this market I don't doubt for a second that they will capture the asking and maybe a bit more so it doesn't surprise me.

In addition to the interior it has a beautiful outdoor entertainment deck and in the back it has a beautiful Yoga Studio.  I expect these happy new home owners to be warming up this kitchen just in time for the holidays.

Bernal Heights has been a hot spot for some time now with its proximity to shops and restaurants. It has  great weather and easy access to 101. So it only makes sense for this home to go fast.

Offerred at $1,395,000
