Sneak Peak into Stinson Beach

In my younger years I spent a lot of time along the Marin Coastline. Marin to me has always had the freshest air and the most beautiful aunny afternoons. Whether your cruising along Highway One or Taking your time across Mt Tam, Marin has an abundance of raw nature and fantastic access to it.

Stinson Beach is one of those places. Which is why today I decided to showcase this wonderful Stinson Beach property listed by Stephanie Lamarre. This home really matches its surroundings and nestles nicely in the hillside on its 2.61 Acres. With its beautiful fireplaces and scenic over look of the Stinson Beach Belt this home is a wonderful place to enjoy Marin in all of its beauty.

Offered at $2,300,000

A look inside the newly released Linea Development:

For months now we have been walking and driving past the block shaped development on Market St and Buchannon. With its clean edges and square almost pixilated shape it has been the talk of many in the neighborhood. some love it and some don't but if there one thing you cant deny its views and upgrades.

Its hard to put into words the amazing work that Peruvian Architect Bernardo Fort- Brescia and his team at Arquitectonica does. What began as an experimental Studio in Miami in 1977 now seems to fit the mold of the future buyer.

Finally there some actual photos to view. I've also included  images of Bernardo's work for your viewing pleasure.

What makes a home luxury to you?

If there's one thing that many of us say when we walk into a stunning home here in San Francisco it's "You Gotta Love that View!" ........

In San Francisco we are lucky enough to have plenty of hilltops to have our homes rest on. Many of the homes in SF are sitting on bedrock and have a real Mediterranean feel to them. This is why places like Noe Valley, Pacific Heights, Presidio Heights, Russian Hill and Nob hill have always commanded such high prices.

Whether your waking up to the sunrise gleaming off of the Golden Gate Bridge from your Pacific Heights Dream Home or toasting with friends amid the beautiful night time cityscape from your North Beach apartment. We are as a city surrounded by what over 69% of Californians look for in a luxury property. Throw in a bustling city full of entertainment, great food and above average employment and you now have a luxury lifestyle to mach your home.

My father always said to me "Son, you were born in the greatest city on earth. Be proud of that, I wish I could say the same". He loved San Francisco and everything about it. From its corrupt politicians to its quirky artists. He found a certain mystique in it all. Like something out of a mystery novel with a hint of  comedy.  Of course he was a writer so it only makes sense for him to view the city that way.  He was born and raised in the suburbs outside of Detroit. I  can only imagine the excitement my mother and him felt when they arrived in the colorful hills of San Francisco. I'm sure it felt very luxurious indeed.

For those relocating to San Francisco, WELCOME HOME! Its most likely the last city you'll ever live in.

Grand Victorian in Lower Pacific Heights

The sun was shining, people are smiling and plenty of inventory to tour. The city was full of life this weekend and full of charm…..

This weekend was full of some amazing new listings to tour, a really great estate sale (The Painted Lady on Steiner) and a 2-2 tie for the USA in the final seconds of the world cup ( I had to throw that in there).

This morning I had intended to discuss Fridays Door to Door advertising I had done. Walking through San Francisco on a bright and sunny day really gives you the best point of view on the neighborhoods. There is truly no better way to get a grasp of each district than to walk through them. But rather than bore you with analytics and demographic surveys, lets look at some real estate!

I decided to showcase this amazing Grand Victorian for sale in Lower Pacific Heights. Nina Hatvany's Listing located at Pine and Baker is one of both elegance and depth. This home boasts 3 bedrooms and 3.5 baths with room to expand. Built in circa 1900 the traditional features are accentuated by what looks to be slight modern upgrades. A wine cellar of 1500 capacity, a great garden and room to add another bedroom. This is truly a HOME and to the person that gets it, it is one to be passed on for generations to come.

Tomorrow is the first brokers open and I  am sure it will be a busy one. I'll be stopping in to see for myself the uniqueness of this amazing property.

Offered At: $2,995,000

Finally a Real Loft in SF

Last Tuesday while reviewing the Tuesday Tour Open Home sheet I read that a New York style Loft was available. At first I thought sure a "real" Loft in San Francisco. I have to admit I was hesitant to stop in but it was a nice morning and the notes boasted views so I decided to take a look. While most lofts in San Francisco fall short of being an actual loft this one hit the nail on the head.

Located on Alice B. Toklas St. between Polk and Van Ness this on bedroom loft is the perfect home for the art collector/artist young adult living in the city. In addition to a fantastic neighborhood for food and entertainment the views down Van Ness looking at the civic center are incredible. The huge ceilings with towering window make for the perfect San Francisco Loft.

If your around town this weekend check it out. You won't be disappointed. For more info head to their website at: http://www.151alicetoklas.com/index.php

Monday Marketing

Yesterday I hosted an Open House for my friend and colleague Malcolm Kaufman. You may know him from his newsletter, Pulse of the Market ( http://pulsefactors.com/pages/pulse_of_the_market.php )

The open was a success (Considering it was Fathers Day) there were about 20+ people that came by all very interested and many eager to find out everything they needed to know about the listing to position themselves for a winning bid.

So were does marketing come in here? I recently attended Ad:Tech here in San Francisco. Among the many incredibly boring seminars I found one that actually raised an eyebrow.  The Seminar was about Programmatic Marketing.

What is Programmatic?

In digital marketing, programmatic marketing campaigns are automatically triggered by any type of event and deployed according to a set of rules applied by software and algorithms. Human skills are still needed in programmatic campaigns as the campaigns and rules are planned beforehand and established by marketers.
The most common forms of programmatic marketing on digital channels are:

I know. What does that mean? Well, it basically describes steering your user or persuading them to engage with your brand or in Real Estate Terms engage with your listing through content. This is important because the human interaction shows that the user is actually engaging and its not a robot to robot impression. This is why things like outdoor advertising and print media still work. Thats because there is an actual person is engaging with your listing not a robot. This programmatic software allows for true placement in key locations to engage and actual person. Over the next 5-10 years this will become embedded in every digital campaign.

We all know that here in San Francisco your Open House (If priced correctly) will bring the crowds. Our inventory is low, demand is high and employment is on the rise. Isn't it more than that though? I have always felt that these amazing homes deserve a better description, exposure and experience for the buyer and seller. Enter programmatic. You see, Malcolm has the pulse of the market. When you list with him your listing is being showcased not only to his users but also to the many people that search for a home via google, yahoo, etc. He may not be the first one that pops up on suggestions but as we get deeper into a search clicking from link to link you will run into him. Thus your listing will show up on someones tablet or desktop in front of a real person who has true interest.

In fact, many attendees to the Open had heard of Pulse of the Market.

In a rapidly changing advertising and marketing landscape its important to keep techniques like this in mind. Does your agent have an online presence beyond a website and newsletter or an email campaign? Do they have a twitter handle, instagram feed, tumbler, Facebook Page and blog. These are in fact the future of exposure and the future of the Realtor in San Francisco.
